We actively collect, organize, and prepare your financial documents for underwriting. - Wholesale & High-Volume Incentives: We value long-term partnerships. We explicitly reserve the right to negotiate custom fee tiers for high-volume portfolios, return wholesale investors, and exceptionally large commercial transactions.

If you are scaling into your first major asset or commercial property, it is important to know that total closing costs involve third-party settlement services. While these do not originate from our brokerage, they are standard across the lending industry.
We will keep you informed of pricing from day one. When your loan package clears underwriting and moves to closing, we will provide a comprehensive, transparent breakdown of these projected estimates, which generally include:
- Third-Party Escrow & Title Fees: Covers title search insurance, closing agent fees, and local deed recording taxes to ensure clean property transfer.
- Institutional Lender Fees: Underwriting, legal doc preparation, and administrative fees required by the specific capital partner funding the transaction.
- Calabria Capital Origination Fee: Our standard 2% of loan amount.
