  • Indicative Interest Rates: 7.25% - 8.00% (Long-Term) | 10.25% - 11.50% (Bridge)

Tier 3: Capital Mitigation & Rookies (620-679 Credit OR 0 Properties)

  • Long-Term Rental (DSCR): Up to 65%โ€“70% LTV; higher cash flow buffers required.
  • Fix & Flip Bridge: Up to 70%โ€“75% LTC; equity skin-in-the-game required on rehab draws.
  • Indicative Interest Rates: 8.00% - 9.25% (Long-Term) | 11.75% - 13.00% (Bridge)

  • Long-Term Rental (DSCR): Extremely Limited / Case-by-Case. Most institutional long-term warehouse lines are restricted under a 620 score.
  • Fix & Flip & Short-Term Bridge: Available up to 50%โ€“65% LTV / LTC. Underwriting is driven strictly by the underlying real estate asset value, property equity, and a concrete exit strategy.
  • Indicative Interest Rates: 12.50% - 14.50%+ (Short-Term Hard Money/Bridge Only).

Best suited for inherited properties with substantial equity, overextended builders needing operating capital, or quick capitalization rescue scenarios where property value significantly outpaces personal credit constraints.
